Never skip or under-spec waterproofing.

Living Room
₹1L – ₹3L

TV unit joinery, feature wall treatment, false ceiling with cove and downlights, electrical points for TV/AC/entertainment. At ₹1L: a clean TV unit, basic false ceiling. At ₹3L: detailed joinery with display niches, backlit shelving, panelled accent wall, a crockery or display unit, coffered ceiling with multi-zone lighting. A 3 BHK living room is typically larger (220–300 sq ft) so civil work per room is higher than in a 2 BHK.

Dining Area

Usually a crockery unit or sideboard, false ceiling continuation, pendant light provision, and possibly a bar counter if the layout opens to the kitchen. Standalone dining table + chairs are separate (loose furniture). A wall-mounted crockery unit: ₹50K–₹90K. A proper bar unit with a stone top and back panel: ₹80K–₹1.5L.

Flooring (full flat)
₹1.5L – ₹4.5L

Based on roughly 2,500 sq ft total floor + bathroom area for a 1,300 sq ft 3 BHK at ₹60–₹180 per sq ft. Vitrified 600x600 standard: ₹60–₹100/sq ft. Large format 800x1600: ₹120–₹160/sq ft. False Ceiling (full flat)

A walk-in wardrobe with full fittings + a master bathroom with rain shower, imported tiles, and designer CP fittings can run ₹5L–₹10L combined for just that one room.

The walk-in wardrobe is worth it when: the master bedroom is genuinely large enough (at least 160–180 sq ft) to give up a dedicated dressing area without sacrificing sleeping or seating space; and when you plan to live in the flat for 7+ years. For smaller 3 BHKs (1,100–1,200 sq ft total) where the master bedroom is 130–140 sq ft, a very well-specified standard wardrobe with a dressing niche almost always looks and functions better.

What These Costs Do NOT Include

These are almost always the cause of budget overruns in a 3 BHK. Account for them before you start.

Loose Furniture

Sofa set, dining table + 6 chairs, beds for all 3 bedrooms (frames + mattresses), study desks, side tables. Budget ₹3L–₹8L for mid-range loose furniture across a 3 BHK. Full-home branded or imported furniture: ₹10L–₹25L+.

Appliances

Kitchen appliances (hob + chimney + microwave + oven), large appliances (fridge, washing machine, dryer, dishwasher), water purifier. Budget ₹1.5L–₹4L for a practical 3 BHK appliance set. Premium brands (Bosch, SMEG, V-Zug) can easily double this.

Air Conditioning

A 3 BHK typically needs 3–4 split ACs (living room + 3 bedrooms, or living + 2 bedrooms + a study/dining). Budget ₹40K–₹70K per unit including installation and copper piping. Total: ₹1.6L–₹2.8L for a full-flat AC setup.

Lighting Fixtures

False ceiling work includes wiring and housing — not fixtures. A 3 BHK with quality lighting (pendants, chandeliers, track lights, smart bulbs) easily needs ₹40K–₹1.5L in fixtures. Statement chandeliers alone can run ₹40K–₹2L.

At ₹25L–₹40L of execution spend, you have more decisions to make, more contractors to coordinate, and more scope for things to go wrong. A designer who manages the full project typically pays for themselves through: better contractor pricing (designers get trade rates), material substitution prevention (contractors can't quietly swap specified items), sequencing efficiency (civil + joinery running in the right order), and post-completion snagging with teeth.
