What Actually Determines
Your 3 BHK Interior Budget
A 3 BHK interior in Pune ranges from ₹14L (clean, functional, standard finishes) to ₹60L+ (show-flat quality, premium materials, detailed joinery throughout). Unlike a 1 or 2 BHK where most homeowners end up in a similar range, 3 BHK budgets in Pune genuinely spread across this full spectrum — because the size of 3 BHKs varies enormously (1,100 sq ft in older Hadapsar projects to 1,800 sq ft in newer Hinjewadi towers) and because the aspirations of 3 BHK buyers tend to be more varied.
The three biggest cost drivers for a 3 BHK, in order of impact: (1) Kitchen specification — the jump from basic membrane shutters to lacquer with Blum hardware adds ₹1.5L–₹2.5L. (2) Master bedroom suite — whether you do a standard wardrobe or a walk-in wardrobe + detailed master bathroom can swing ₹3L–₹8L. (3) False ceiling and joinery scope — a 3 BHK has 3 bedrooms + living + dining to detail; each additional room with a coffered ceiling, cove lighting, and wall panelling adds ₹1L–₹2L incrementally.
Civil work — flooring, false ceiling (basic), painting, and electrical — for a 1,300 sq ft 3 BHK at mid-range finishes runs ₹5L–₹8L. This is often the part homeowners underestimate, especially flooring: at 1,300 sq ft of living area, even a modest ₹100/sq ft tile means ₹1.3L just for the floor material, before labour.
The numbers below are based on Pune 2025 market rates — contractor labour, material costs from Pune dealers, and real project data from 3 BHK interiors we've designed and managed. They include labour + material combined. They do not include loose furniture, appliances, ACs, or design fees — all of which are covered in the "What's Not Included" section.

What Each Part of Your
3 BHK Flat Costs
Pune 2025 market rates. Labour + material combined. Based on a typical 1,200–1,400 sq ft 3 BHK.
Walk-In Wardrobe vs. Standard Wardrobe
— The Choice That Moves Your Budget Most
In a 3 BHK, the master bedroom suite — wardrobe + bathroom — is the single decision that moves your total budget the most. A standard 8 ft sliding wardrobe with a decent internal fitting + a well-tiled master bathroom runs ₹1.5L–₹2.5L combined. A walk-in wardrobe with full fittings + a master bathroom with rain shower, imported tiles, and designer CP fittings can run ₹5L–₹10L combined for just that one room.
The walk-in wardrobe is worth it when: the master bedroom is genuinely large enough (at least 160–180 sq ft) to give up a dedicated dressing area without sacrificing sleeping or seating space; and when you plan to live in the flat for 7+ years. For smaller 3 BHKs (1,100–1,200 sq ft total) where the master bedroom is 130–140 sq ft, a very well-specified standard wardrobe with a dressing niche almost always looks and functions better.
Discuss Your Master Bedroom Layout →What These Costs Do NOT Include
These are almost always the cause of budget overruns in a 3 BHK. Account for them before you start.
Loose Furniture
Sofa set, dining table + 6 chairs, beds for all 3 bedrooms (frames + mattresses), study desks, side tables. Budget ₹3L–₹8L for mid-range loose furniture across a 3 BHK. Full-home branded or imported furniture: ₹10L–₹25L+.
Appliances
Kitchen appliances (hob + chimney + microwave + oven), large appliances (fridge, washing machine, dryer, dishwasher), water purifier. Budget ₹1.5L–₹4L for a practical 3 BHK appliance set. Premium brands (Bosch, SMEG, V-Zug) can easily double this.
Air Conditioning
A 3 BHK typically needs 3–4 split ACs (living room + 3 bedrooms, or living + 2 bedrooms + a study/dining). Budget ₹40K–₹70K per unit including installation and copper piping. Total: ₹1.6L–₹2.8L for a full-flat AC setup.
Lighting Fixtures
False ceiling work includes wiring and housing — not fixtures. A 3 BHK with quality lighting (pendants, chandeliers, track lights, smart bulbs) easily needs ₹40K–₹1.5L in fixtures. Statement chandeliers alone can run ₹40K–₹2L.
Curtains & Blinds
A 3 BHK typically has 8–14 windows. Full curtain + blind treatment: ₹40K–₹1.2L depending on fabric, track type, and whether you go double-layer (blackout + sheer) in all bedrooms.
Design Fees
Execution cost estimates on this page do not include designer fees. For a 3 BHK, design fees run: ₹25K (visualisation package), ₹1.5L–₹2.5L (full design: AutoCAD + 3D + materials), ₹2.5L–₹5L (design + execution management). See our Services page for exactly what each package includes.
How Long Does a 3 BHK
Interior Take in Pune?
Site measurement, concept brief, AutoCAD plans, full 3D renders of all rooms, material selection. Can overlap with possession period.
Demolition (if any), flooring throughout, all bathrooms tiled and fitted, false ceiling structure, electrical and plumbing rough-in. Three bedrooms means more parallel activity than a 2 BHK.
Putty, primer, two finish coats across larger wall area. Feature wall textures and specialty finishes done last. Plan for 2–3 extra days vs. a 2 BHK.
Modular kitchen (2–4 days), 3 wardrobes, TV unit + living room joinery, dining unit. Lights, hardware, accessories, and final snagging.
Total timeline: 13–18 weeks from design sign-off to handover for a typical 3 BHK. A well-managed 3 BHK is harder to run than a 2 BHK — there are more decisions, more rooms, and more chances for a contractor to get confused without a clear brief.
Is Hiring a Designer Worth It
for a ₹25L–₹40L Project?
For a 3 BHK, the case for a designer is probably stronger than for any other project size. At ₹25L–₹40L of execution spend, you have more decisions to make, more contractors to coordinate, and more scope for things to go wrong. A designer who manages the full project typically pays for themselves through: better contractor pricing (designers get trade rates), material substitution prevention (contractors can't quietly swap specified items), sequencing efficiency (civil + joinery running in the right order), and post-completion snagging with teeth.
For a 3 BHK, our full design package (AutoCAD + complete 3D render of every room + materials specification guide + contractor brief) runs ₹1.5L–₹2.5L. Full design + execution management (site visits, contractor coordination, quality checks, timeline management, final snagging) runs ₹2.5L–₹5L on top of execution costs. That last fee — on a ₹30L execution budget — is roughly 8–15%. In our experience, projects without site management routinely have 15–25% in rework and substitution costs. The numbers work.
3 BHK Interior Design Cost
— Questions We Hear Most
What is a realistic budget for a full 3 BHK interior in Pune?+
A realistic full 3 BHK interior in Pune in 2025 runs ₹22L–₹35L at mid-range finishes for a 1,200–1,400 sq ft flat. This covers a modular kitchen (₹2L–₹3.5L), three bedroom wardrobes (₹2L–₹3.5L), two to three bathrooms (₹2L–₹4.5L), a designed living room and dining area (₹1L–₹2.5L), vitrified or laminate flooring throughout, gypsum board false ceiling with lighting in all rooms, painting, and full electrical re-pointing. Basic work across the same scope: ₹14L–₹22L. Premium (premium tiles, lacquer kitchen, detailed false ceiling, wood panelling, master bath with shower enclosure): ₹35L–₹60L+. The largest cost driver in a 3 BHK vs. a 2 BHK is the third bedroom wardrobe plus the master bedroom suite — if you add a walk-in wardrobe or a detailed master bathroom, costs jump by ₹3L–₹8L.
Master bedroom walk-in wardrobe — how much does it add to the cost?+
A walk-in wardrobe (WIC) for a 3 BHK master in Pune adds ₹2L–₹5L+ depending on size and specification. A compact WIC (6x6 ft area, open shelving system, laminate finish): ₹1.5L–₹2.5L. A full walk-in with all three walls fitted, soft-close drawers, hanging sections of different depths, mirror panels, and backlit shelving: ₹3L–₹5L. Premium versions with veneer or lacquer finish, integrated vanity table, internal lighting, and velvet drawer liners: ₹5L–₹9L. Note that a WIC only makes sense in larger 3 BHK configurations (1,400+ sq ft) where the master bedroom can afford to give up the floor area. In a compact 3 BHK (1,100 sq ft), a well-specified standard wardrobe with internal fittings typically makes more sense.
Should I hire a designer or go directly to a contractor for a 3 BHK?+
For a 3 BHK, we'd argue the case for a designer is stronger than for a 1 BHK or 2 BHK. Here's why: more rooms means more decisions, more contractors, and more chances for something to go wrong. A 3 BHK interior with mid-range finishes typically involves ₹25L–₹40L in execution. Contractor substitutions, sequencing errors, and uncoordinated trades in that range easily cost ₹2L–₹5L in rework. A designer fees (₹2.5L–₹5L for full design + execution management) are recovered within the execution savings. The practical case for a direct contractor: if your budget is tight (sub-₹18L), if you're very hands-on yourself and can be on site daily, and if you have strong referrals for a specific contractor who has done clean 3 BHK work independently. The risk is real though — without a design brief, contractors build what's easiest, not what's best for your space.
How much does a modular kitchen cost for a 3 BHK in Pune?+
A 3 BHK kitchen in Pune typically has a larger footprint than a 1 or 2 BHK — often an L-shape or parallel (galley) layout with 10–14 ft of wall run, sometimes with an island counter if the layout allows. Cost ranges: Basic (membrane/foil shutters, granite counter, local hardware): ₹2L–₹2.8L. Mid-range (acrylic glass or matte finish shutters, quartz or engineered stone counter, Hettich/Ebco hardware, pull-out baskets, pantry unit): ₹2.8L–₹3.8L. Premium (lacquer or veneer shutters, Blum Servo-Drive hardware, Calacatta quartz, full tall unit with oven housing and integrated appliance space, under-cabinet lighting): ₹3.8L–₹6L+. Appliances (hob, chimney, built-in microwave/oven) are separate: budget ₹60K–₹2L depending on brand choices.
