The Question Most Pune Buyers Get Wrong

People assume a 2 BHK interior costs exactly twice a 1 BHK interior. It doesn't. Some things scale linearly. Most don't. Understanding which costs scale and which don't will help you budget more intelligently — whether you're deciding between flat sizes or just trying to plan.

This is the honest breakdown.


What's Different: The Obvious Stuff

A 2 BHK has one extra bedroom, which means:

  • One more wardrobe: ₹90K–₹1.6L
  • One more bed: ₹40K–₹1.2L (depends on mattress + frame quality)
  • One more set of bedroom lights, curtains, and accessories: ₹30K–₹80K
  • One more AC unit (typically): ₹40K–₹70K (supply and installation)

That's roughly ₹2L–₹3.5L in direct additions from the extra bedroom. Not double the cost of an entire flat.


What Doesn't Scale Much

The Kitchen

Whether it's a 1 BHK or 2 BHK, the kitchen in a Pune apartment is usually similar in size. You're not paying ₹4L for a kitchen twice. The kitchen cost stays roughly the same.

The Living and Dining Area

In many new Pune apartments, the living/dining footprint is similar between a 1 BHK and a 2 BHK in the same building. You'll have the same sofa, same TV unit, same dining table. The cost is the same.

False Ceiling in Common Areas

If you're doing a false ceiling across the living, dining, and foyer, that cost doesn't double just because there's an extra bedroom. The bedroom ceiling adds some cost, but the main area is the main cost.

Design Fees

A good designer charges based on scope and effort, not a strict per-bedroom rate. A 2 BHK design might cost 20–30% more than a 1 BHK design — not 100% more.


The Real Numbers: A Side-by-Side Comparison

Based on current 2026 rates in Pune for a mid-range scope (good-quality modular kitchen, mid-range wardrobes, furniture, false ceiling, painting):

The delta is roughly ₹2.5L–₹5L — not double. And that delta is almost entirely the extra bedroom and slightly more ceiling area.


Where Budget 1 BHKs vs Budget 2 BHKs Diverge

If you're working with a very tight budget:

A tight 1 BHK budget (₹5–7L) can actually get you a functional, complete result — decent kitchen, one wardrobe, painted walls, basic furniture.

A tight 2 BHK budget (₹5–7L) gives you an incomplete result — you'll have to compromise on the kitchen or leave a bedroom unfurnished. Budget constraints show more in a 2 BHK because there are more things to cover.

The lesson: the minimum viable scope scales with flat size even when the full scope doesn't scale linearly.


The 1 BHK Investment Decision

I get asked a lot whether it's "worth" investing in a good 1 BHK interior given the flat's smaller size. My honest answer: yes, absolutely, for a few reasons.

First, a well-designed 1 BHK feels bigger than it is — good space planning and the right joinery make a 500 sq ft flat genuinely liveable.

Second, if you're eventually planning to rent the flat, a good interior adds real rental value in Pune. A properly furnished 1 BHK in Undri, Kharadi, or Baner commands significantly higher rent than a bare possession flat.

Third, the design effort for a 1 BHK is often higher per square foot than a 2 BHK — you're solving a harder puzzle.


Which Costs More Per Square Foot?

Almost always, the 1 BHK costs more per square foot to furnish well. Fixed costs (the kitchen, TV unit, foyer) don't halve just because the flat is half the size. So the "cost per sq ft" of a 1 BHK interior is typically higher than a 2 BHK.

This is relevant if you're comparing quotes on a per-sq-ft basis across different flat sizes. A ₹1,600/sq ft quote on a 600 sq ft 1 BHK and a ₹1,400/sq ft quote on an 850 sq ft 2 BHK might be exactly the same absolute quality — because the smaller flat has a higher fixed cost ratio.
