First, Understand: Two Completely Separate Costs
This is where most people go wrong — they confuse the design fee with the execution cost. These are separate things.
The design fee is what you pay the designer to plan, draw, render, and document your home. The execution cost is what you actually spend on materials, labour, carpentry, and installation. A designer can charge you ₹1.5 lakhs in fees and help you execute a ₹25 lakh home — or they might charge nothing and mark up materials instead. Understanding this distinction before you call anyone will save you a lot of confusion.
Design Fee Ranges in Pune (2026)
Here's what you can expect to pay just for the design service:
Visualisation Only — ₹25,000
Three photorealistic renders, a mood board, and material palette. No AutoCAD drawings, no contractor handoff documents. Best for: pre-purchase decisions, renovation planning, getting clarity before you commit.
Full Design Package — ₹1 lakh to ₹2.5 lakhs for a 2BHK
This includes AutoCAD floor plans, electrical and lighting layout, 3D renders for all rooms, a detailed Bill of Quantities (BOQ), and vendor recommendations. You can take this to any contractor.
Design + Execution — ₹8 lakhs to ₹30 lakhs for a 2BHK (total project cost, not just the fee)
Here the designer handles everything — vendor management, site supervision, material sourcing. The design fee is bundled into project management. What Drives Execution Costs Up
Three things move the needle more than anything else:
Kitchen hardware — the difference between a ₹2 lakh kitchen and a ₹5 lakh kitchen is almost entirely in the shutters and hardware. Hettich soft-close hinges versus no-name fittings. Acrylic versus laminate. These aren't visible in the render but you feel them every single day.
False ceiling complexity — a basic perimeter false ceiling costs ₹25,000-₹40,000 for a hall. Multi-level coves with integrated lighting can run ₹80,000-₹1.2 lakhs. Both look "similar" in a photo. Live under them for a week and you'll know the difference.
Tile quality — imported tiles can cost 5x what domestic tiles cost, and they do look significantly different. But the bigger cost is often the labour for complex tile patterns. Herringbone or large-format tiles require more skilled setters and more time.
Pune vs Mumbai and Delhi
Pune execution costs run roughly 15-25% lower than Mumbai for the same specification. Labour is cheaper, vendors are more accessible, and we don't have the site-access complications that Mumbai high-rises create. Delhi is roughly comparable to Pune, though North Indian vendors sometimes have better pricing on stone and marble.
What Pune lacks is depth in ultra-premium vendors — if you want the absolute best of imported Italian stone or specific European hardware, you're still importing it or sourcing from Mumbai.
Why the Cheapest Quote Always Costs More
I've seen this pattern enough times to state it plainly. The cheapest quote almost always means one of three things: lower-grade materials substituted on site, less experienced labour, or scope that quietly doesn't include things you assumed it did. When a contractor surprises you mid-execution with "that wasn't included," you're either accepting a worse outcome or paying extra. The extra always costs more than the difference would have upfront.
