Designing Homes in Undri, Hadapsar & NIBM Road

We're based in Undri. Most of our residential projects are in this part of Pune — from NIBM Road to Pisoli, from Mohamadwadi to Magarpatta. We know this area well. Here's what we've learned about designing homes here.


The Typical Apartment Profile

Most apartments in Undri, Hadapsar, and NIBM Road are:

  • 2 or 3 BHK in the 900–1,500 sq ft range
  • Built between 2015 and 2024 (a mix of Nyati, Kolte-Patil, Gera, Pharande, and independent builder projects)
  • East or west-facing (southeast and southwest are common)
  • Standard 9–10 ft floor-to-ceiling height
  • Builder-grade finish (smooth plaster, basic tiles in bathrooms)

Most new homeowners in this area are:

  • IT professionals or business owners
  • First or second-time home buyers
  • In the 28–45 age range
  • With a clear sense of what they don't want (the builder look) but sometimes less sure of exactly what they do want

Common Challenges We See

1. The builder kitchen is too small

Many apartments in this area were designed with a kitchen that prioritises floor area elsewhere. Counter space is inadequate and the layout doesn't work for a family that actually cooks. Our approach: a full modular kitchen redesign with a parallel or L-shaped layout that maximises counter space without touching structural walls.

2. The living-dining feels like one undifferentiated space

Open-plan living-dining looks good in brochures but often feels like a large shapeless room in practice. We zone these spaces using ceiling treatment changes, rug placement, and sometimes a half-height partition or storage unit that defines the areas without closing them off.

3. Lack of storage

Builder wardrobes are rarely adequate. One of the most common requests we get is maximising storage — particularly in bedrooms. Our solutions: floor-to-ceiling wardrobes with internal organisers, under-bed storage, and TV units that double as display and storage.

4. Bathrooms that feel small and dated

The builder-grade bathrooms in this area are functional but uninspiring. Even a limited bathroom refresh — new vanity, frame mirrors, better lighting, and consistent tile choice — transforms the feel without structural changes.


What Design Works Best Here

Homes in this part of Pune get strong morning sun (east-facing) or warm evening light (west-facing). Both work beautifully with warm-toned materials — oak veneer, warm beige palettes, textured plaster walls.

What doesn't work: very cool palettes (grey and white Scandi-style) tend to feel clinical in the strong Pune sun. We consistently steer clients away from this towards warmer equivalents that photograph beautifully and feel comfortable all day.
