Six Things to Get Right in a New Flat
A new possession in Pune is one decision after another, in a specific order. Getting the sequence wrong is expensive. These are the six things that matter most.
Inspect Before You Accept Possession
Before accepting possession of any Pune flat, document every defect in writing and photograph all walls, floors, plumbing points, and door frames. Builder warranty periods in Maharashtra are typically one year for defects — any repairs done after possession without formal documentation become the owner cost. We review the builder handover checklist with every new possession client before civil work begins.
Civil Work Before Woodwork — Always
The correct sequence in any new flat is civil work first: tile relaying, plumbing point relocation, additional electrical conduit, wall modifications. Then false ceiling. Then woodwork. Then painting. Then furnishings. Starting woodwork before civil is the single most common mistake in new flat projects — it causes damage, rework, and significant delays that cascade through the entire schedule.
Builder Finishes — What to Keep and What to Change
Most Pune builders provide vitrified flooring, basic bathroom tiles, and standard electrical points. We assess the builder finishes on every project before recommending changes. Flooring is almost always worth upgrading — builder vitrified tiles are typically 600x600mm off-brand material with inconsistent shade lots. Bathroom tiles are a matter of preference. Electrical is worth upgrading for data points, USB sockets, and additional fan or AC points.
Fix the Electrical Before the False Ceiling
Adding a fan point, a split AC conduit, or a data point is fast and cheap during the civil stage and expensive to retrofit after the false ceiling is complete. We walk every new flat with an electrical plan before ceiling work begins — we find at least two or three missed points on every project. Common additions: USB charging points in bedrooms, a projector conduit in the living room, and a dedicated circuit for the kitchen appliance zone.
False Ceiling — Not Every Room Needs One
In a standard Pune apartment with 9-ft slab height, a complete false ceiling drops the room to 8.5 ft and adds ₹60K–₹1.5L depending on design. We recommend false ceilings in the living room and master bedroom as a baseline. For other rooms, we assess the specific lighting and air conditioning requirements before recommending. A well-designed partial false ceiling often looks better than a complete one.
Timeline — What to Expect Week by Week
A typical 2 BHK new flat in Pune takes 14–18 weeks from possession to handover: 2 weeks for design finalisation, 4 weeks for civil and electrical work, 4 weeks for false ceiling and tile work, 6 weeks for woodwork and painting, 2 weeks for furnishing and styling. We build the week-by-week schedule at the project start and update it every Friday. Most delays come from modular kitchen delivery — order early.

Do I need civil work in a brand new Pune flat?+
Almost certainly yes. Builder flats in Pune routinely need plumbing point relocation for the kitchen, additional electrical points, removal of a non-load-bearing wall, or an additional bathroom exhaust point. We have not yet seen a new Pune flat that required no civil changes at all. The typical civil scope in a 2 BHK new possession is ₹80K–₹1.8L.
Can I move in before the interior work is fully complete?+
Most clients move in after Phase 1 is complete — master bedroom functional, kitchen operational, one bathroom done. Woodwork in the remaining bedrooms continues while the flat is occupied. We plan for this from the start and sequence the work so moving in mid-project is straightforward. The main constraint is painting — paint fumes require good ventilation for 48–72 hours.

Both options are available.
